The rooms up to the 4th floor are excellent. The ones on the 5th floor do not have the high ceilings and therefore not so nice. Also you should inform your guests that one cannot have breakfast in the big hall. We assumed there is a breakfast buffet in the wonderful old hall but there isn't. one just gets some cheap things which we had to eat in the lobby where there are 3 chairs mostly occupied. we didn't even get coffee, just orange juice and a wrapped croissant. We were very disappointed about this as you mentioned that breakfast is included in the price. We always had to go out to get breakfast!
