The hotel is located on the busy pedestrian street in the heart of the City's shopping district, directly behind the famous Princes Street. The hotel is situated 1 minutes walk from Edinburgh's famous Princes Street. It is situated close to the Haymarket and Waverley stations. A quite fantastic location that very close by all the key business districts, the Edinburgh International Convention Centre, Edinburgh Royal Infirmary, most major government offices and all the principal visitor attractions including the Castle, the Royal Mile, Holyrood Palace, the National Museum of Scotland and Dynamic Earth |

| All rooms are en-suite with tea/coffee making facilities, hairdryers, direct dial telephone and TV. With a choice of smoking or non smoking, each of the 42 bedrooms are spacious, bright and furnished with contemporary decorative touches |

| We've order a twin bed room, there was 3 in there. Very big and spacious. Although the air is bad, needed to be aired a lot(including the hallway). Noisy at nights, because of drunk people and birds as well pub-staff trashing bottles. The shower was okay, but it's always hot. So was the water in the sink, never cold. We had to buy our own drinkingwater. The toilet didn't want to flush. Nice location with walking distance to all touristsights, like edinburgh castle, royal mile etc. Breakfast was OK for 1.day, but for the rest of the stay we bought our own breakfast.. Service was terrific from the gentlemen, very helpful in any ways! There was a woman in the reception too, but she never smiled, was rude and always talking to someone in the phone or sitting in the bar next to the hotel. Very little helpful as we felt we were bugging her in a private conversation when we needed some help with hotel facilites etc. Instead of saying she didn't know or explained anything, she just said NO and left. The cleaning was bad too. They didn't do anything. Only the first day they cleaned, but the rest of the stay. We were walking on dust, dirt and crumbles. No new towels either. |

| As a single traveller, I did get allocated a big double room, which in the main was clean, but the ceiling and one wall was splattered by an unidentified liquid and the toilet was dirty. The breakfast was a bowl of cornflakes, orange juice and cereal bar left in the fridge. Location is good very central and I didn't find it noisy at all. Fine for a night's stay, but I would not hurry back. |

| If you're looking for a simple basic hotel located in the heart of Edinburgh new town, this is a place to stay. Location is excellent, our double room was spacious and clean and the bathroom with power shower was absolutely great. But it's noisy because the place is directly on top of a pub. It didn't bother us but if you're a light sleeper and can't stand the pub noises - think twice before booking. Oh, and the staff were very polite and friendly. We spent a great week in Edinburgh and found the hotel very suitable for our needs. |

| bufet breakfast was served on trays the night before and kept in a fridge in our room- not the self serrvice restaurant we were expecting - location excellent - some noise from building work and local night life - rooms cleamn and bright |
